The hours after a fire are chaotic, and the decisions made in them follow the claim for months. This checklist is in the order things happen. Keep it on your phone.

In shortEn resumen

  • Do not go back in until the fire department clears the house. Then notify the insurer in writing within days, not months (the legal limit is 1 year, Florida Statute 627.70132). These are the law’s deadlines; your policy may have its own terms.
  • Photograph everything before you move or throw out anything. Board-up, tarps and water extraction are part of the claim; keep every invoice.
  • Additional living expenses cover the extra cost of living elsewhere: hotel, meals above normal, laundry. They are paid against receipts.

Safety and permission to go back inSeguridad y permiso para entrar

Do not re-enter until the fire department says the structure is safe. Roofs and floors weakened by fire can fail hours later, and smoke leaves carbon monoxide and soot that is toxic to breathe. Ask the officer in charge for the incident number and which station will issue the fire report; you will need it for the claim. Have the electric and gas utilities shut off at the meter if the fire department has not done it, and do not turn them back on until a licensed electrician or plumber has checked the lines.

Report the claim the same day or the next, by phone and then by email so there is a written record with the date. Florida Statute 627.70132 gives 1 year from the date of loss to report, but a fire claim reported weeks later invites questions about what happened in between. In the first call ask three things: the claim number, the adjuster's name and license number (the insurer must give them under Florida Statute 627.70131), and how to submit additional living expenses right away if you cannot stay in the house. These are the law’s deadlines; your policy may have its own terms.

The insurer has 7 days to acknowledge the claim and 60 days from notice to pay or deny it. Those clocks start with your written notice, which is another reason to send the email.

Documents and important objectsDocumentos y objetos importantes

  • Identification, passports, the insurance policy, deeds, titles and tax records. If they burned, photograph what is left and start the replacement requests; the policy itself can be requested from your agent.
  • Medication, glasses, medical devices and anything a family member needs daily.
  • Cash, jewelry and a safe. Photograph each item where it sits before moving it; a moved item with no photo is hard to put back on the inventory.
  • The refrigerator and freezer contents, which will be a line on the claim if the power was out.

Take everything else out only after it has been photographed in place. The insurer's adjuster will want to see the house as the fire left it.Saca todo lo demás solo después de fotografiarlo en su sitio.

Your policy requires you to prevent additional damage once the fire is out, and the costs of doing so are part of the claim. That means boarding broken windows and doors, tarping holes in the roof, and pumping out and drying the water the firefighters used, which otherwise turns into mold within days in Florida's humidity. Hire a company that gives an itemized invoice, keep it, and photograph the work before and after. Do not start permanent repairs until the adjuster has inspected.

Most Florida homeowner policies include additional living expenses, usually under the coverage called loss of use. It pays the increase in your normal cost of living while the house is uninhabitable, not your whole cost of living. Receipts are the only proof. Start a folder on your phone on day one.

  • Hotel or short-term rental, with the dates.
  • Restaurant meals above what you would normally spend on groceries.
  • Replacement clothing, toiletries and school supplies bought in the first days.
  • Laundry and dry cleaning for smoke-damaged clothes.
  • Pet boarding, storage units and extra mileage if the temporary housing is farther from work or school.
